It is agreed what follows:
1. OBJECT OF THE CONTRACT
1.1 The tenant rents the flat “APARTMENT”, located at , to the landlord.
1.2 The flat is a furnished flat, fully equipped and well maintained.
2. CONTRACT RULES
2.1 For short stays (< 1 month), the flat can accommodate a maximum of X people to sleep, children and babies included. For stays longer than 1 month, the flat can accommodate a maximum of X people.
2.2 Duration of the contract: X nights, starting Reservation dates until (check out date). Under no circumstances can this duration be modified without the prior written agreement of the landlord.
3. RENTAL PRICE
3.1 The price for the rental period defined above is X €, and includes all the following:

Internet box “Freebox Revolution” (high-speed broadband, TV channels, phone to landlines)
One cleaning on guest departure date
3.2 The tenant will pay 100% of rent (XXX €) upon signature of the contract to confirm reservation of the apartment.
3.3 All payments will be done by Paypal or via bank transfer on the landlord’s account number, mentioning the apartment name and the rental period. Bank details have been sent by e-mail.
4. TRANSFER
4.1 Except prior written agreement of the landlord, the tenant can neither yield, nor transfer the rental agreement to any other person or entity. In the same way, except prior written agreement of the tenant, the landlord does not have any faculty of substitution at the profit of a third person.
5. CANCELLATION OF THE CONTRACT BY THE TENANT
5.1 Cancellation of the rental agreement must be done by e-mail at least 20 days before the arrival date. The tenant will have no fees to pay in that case and the amount paid for the reservation will be reimbursed.
6. RESPONSIBILITY
6.1 The landlord takes no responsibility for accidents, damage or thefts which could occur with the tenants during execution of this contract.
6.2 The tenant has to lock the house door when he / she leaves the flat. Failing to do this engages his / her responsibility.
7. INVENTORY AND GUARANTEE
7.1 On the tenant’s arrival and departure, a general inventory will be established between the tenant and the landlord, detailing the furniture, equipment and overall state of the property.
7.2 The tenant is to leave a safety deposit to the landlord, fully refundable upon the tenant’s departure subject to a damage inspection of the building and accommodation.
7.3 Payment of the safety deposit will be done by bank transfer, on the same day the contract is signed. This is a prerequisite to enter the flat.
7.4 The safety deposit will be fully refunded to the tenant, without interest, upon the tenant’s departure provided the tenant did not cause any damage or degradation of the building and accommodation.
7.5 In the event of degradation or damage, the tenant will be obliged to pay for the repair or replacement of the damaged or degraded items. The tenant cannot repair or replace anything himself / herself.
8. OBLIGATIONS OF THE LANDLORD
The landlord commits to do everything necessary for the good execution and application of the contract.
9. OBLIGATIONS OF THE TENANT
9.1 The tenant will inform the landlord by phone at least one week in advance prior his / her arrival at the property.
9.2 Cleaning of the kitchenware will be done by the tenant and is not included in the rent price.
9.3 In this contract, the tenant commits:
9.3.1 To use the flat only as a place of residence.
9.3.2 Not to disturb the neighbours by making noise or other harmful effects.
9.3.3 Not to move furniture or change its aspect.
9.3.4 To let the landlord make urgent repairs if those prove to be necessary during the rental period.
10. REMARKS
Any litigation will be treated in front of the qualified French jurisdiction in the city where the building is located.
